Flat removal prices in London

A flat move is priced on the same basis as a house: what you are moving, the access at each end and the date. There is no hourly meter running on the day, and no separate stairs charge for access you told us about. Your price depends on your items, access and date.

Prices include VAT and are for a typical home on a short local move, Monday to Thursday mid-month. Your price depends on your items, access and date. Your exact price is fixed before you book, and congestion and crossing charges are shown as clear line items — never added afterwards.

The flat rows assume the ground floor or a lift, with the van near the door. Tell us about stairs, a lift that won't take furniture or a longer walk to the van, and that time is built into your own fixed price.

Small removals

Small removals in London, priced on what you own

A London flat move is often a small one. That is why the price starts from your list of belongings rather than a fixed rate per bedroom: a sparsely furnished 1-bed and a 1-bed full of books are different jobs, and you should only pay for yours.

  • Studio flats

    A bed, a sofa, a table, a wardrobe and the boxes. Often a single van and a team of two, priced on what you actually own.

  • 1-bed flats

    A bedroom, a living room and a kitchen's worth of boxes, with the floor and lift at both ends worked into the price.

  • 2-bed flats

    Two bedrooms or a bedroom and a study. List the furniture room by room so the van and crew are sized to the real load.

  • A room in a shared flat

    Moving out of a flat share? You pay for your own room and belongings, not for the whole property.

  • Part of a flat

    Just the furniture, or just the boxes you can't carry yourself. A small removal is priced on the items you list.

  • Moving in together

    Two flats becoming one home? Price each flat's move on its own, so each van and crew is sized to what is really in that flat.

What changes the price

What changes the price of a flat move

Six things decide the number you see. All of them are known before you book, which is how the price can be fixed rather than estimated.

  • What you're moving

    The furniture and roughly how many boxes, not just the number of bedrooms. Two 1-bed flats can hold very different loads, and the list you give is what sets the van, the crew and the time.

  • Floors, stairs and lifts

    Give the floor at both addresses and say whether there's a lift big enough for your sofa or wardrobe. Carrying down four flights takes longer than a ground-floor flat, so that time goes into your fixed price.

  • Parking and the walk to the van

    Where the van can stop lawfully, and how far it is from your front door. A carry of 50 metres or more needs a tailored review before we can fix a price.

  • The route and road charges

    The drive between your addresses is part of the price. If the route crosses the Congestion Charge zone, the Dartford Crossing or a tolled tunnel, the actual charge appears as its own line. ULEZ is the operator's responsibility and is never added to your quote.

  • The date

    Our calendar rules are published on the price list in advance, and live demand never changes a price. Whatever day you pick, the number you see when you book is the number you pay.

  • Extra work

    Beds and wardrobes that need taking apart and putting back together. Tell us when you book and it's priced before you commit, never added on the day.

Stairs, lifts, parking and building rules

The details that make a London flat move run smoothly are the ones nobody thinks about until moving day. Check them at both addresses, not just the one you are leaving.

  • Conversion flats

    Victorian and Edwardian houses split into flats often mean a shared front door, a narrow hallway and a tight turn on the stairs. Measure the largest pieces and the narrowest point on the way out, and say if anything was brought in through a window.

  • Purpose-built blocks

    Many blocks have a managing agent or concierge who sets move windows, lift bookings and floor protection. Book the lift for the time you need, and share any building rules when you book so the operator can plan the day around them.

  • New-build developments

    Fob entry, a goods lift, an underground car park or a loading bay with its own height limit. Check which entrance movers should use and whether the loading bay needs booking.

  • Street parking

    Many London streets have controlled parking. Choose where the van can stop lawfully at each end, and if a permit, paid bay or suspension is needed, tell us who is arranging it and whether it is confirmed.

    The operator who accepts your job loads, drives and unloads. If the job changes, any extra price is agreed with you before extra work begins.

Packing

Packing it yourself, or want it packed?

Your fixed removal price is for the move itself: loading, the drive and unloading. Many people pack their own flat; start a week or so ahead for a studio or 1-bed. Pack heavy things like books in small boxes, keep bedding and clothes in large ones, and leave a first-night bag with keys, chargers and the kettle out of the van.

How much do flat removals cost in London?

A studio flat starts from £320, a 1-bed flat from £450 and a 2-bed flat from £725, fixed and including VAT, for a typical flat on a short local move with the ground floor or a lift and the van near the door. A small man-and-van load starts from £110. Your own price depends on your items, access and date, and it is shown before you book.

Is a small removal priced differently from a whole flat?

Every move is priced on the items you list, so half a flat costs less than a full one. If you only have a few pieces of furniture and some boxes, a man-and-van move is usually the better fit.

Do stairs or a lift change the price of a flat move?

Stairs and lifts change how long the carry takes, so give the floor at each address and say whether the lift will take your largest item. That time is built into your fixed price before you book. It is never added as a charge on the day for access you told us about.

What parking and access details do I need to provide?

Tell us separately about pickup and delivery: choose where the van can park lawfully, then give the carry distance, floor, lift, stairs and any awkward access. A private driveway or unrestricted street selection is enough by itself. For permit-controlled, paid or loading-bay parking, also give who is arranging it, whether it is confirmed, its operating window and the exact lawful position. Unknown or unsupported access is reviewed before we offer a fixed price, and a carry of 50 metres or more needs a tailored review. Do not enter gate codes, passwords or access credentials in the booking.

What happens if parking or access is different on moving day?

If there is no lawful parking, furniture does not fit, access is unsafe, unplanned dismantling is needed or delivery cannot be completed, the operator pauses the affected work and sends Movesmith a structured report with evidence. The operator cannot invent a charge or take cash at the door. Movesmith reviews the facts and, if the job needs to change, sends you a fixed proposal. Extra work or payment happens only after you expressly approve it; if you reject it, there is no variation charge and Ops arranges the safe next step, rebooking or a fresh quote.

Can you move just my room from a shared flat?

Yes. List the belongings that are yours and you are priced on those, not on the whole property. Students moving between halls and shared houses have their own page.
