House removals and movers in Newcastle, at a fixed price

From a Tyneside flat in Heaton to a Quayside apartment or a semi in Gosforth, a Newcastle move starts with your inventory and access details. Review a fixed quote before booking, with tailored planning where the move needs it.

Every day, 8am–8pm, UK time · price on screen before you book

A mover wheels a wrapped headboard up the ramp into a removals van outside grand red-brick Tyneside terraces.

Upstairs priced as upstairs

The quote takes in both addresses, the inventory and the stairs at each end, so an upper Tyneside flat isn't priced like a ground-floor one. Book and the figure holds on the day while the move matches your details; any material change is reviewed with evidence and needs your say-so.

Travel inside the price

The run between addresses, the crew, the van and its return are counted before you see the figure.

Book your fixed price straight away. Your job goes to verified movers and the first to accept takes it. If none accepts in time, we cancel the booking, tell you straight away and you pay nothing.

Moving in Newcastle.

The Tyneside flat — two homes stacked in one terrace, each with its own front door — is Tyneside's own housing type, and it moves differently: an upstairs flat is a full staircase job even though the building looks like a house. The booking flow's floor and access questions exist for exactly this, so upstairs is priced as upstairs.

Jesmond, Sandyford and Heaton are popular with students from both universities, and those small moves book from the single-item tariff — while Quayside and city-centre blocks bring the usual lift bookings and bay rules, all asked about before the price is shown.

Instead of booking surveys with several removal companies in Newcastle, describe the move once. Movesmith is the booking platform in front of vetted crews, not a moving company with its own yard, and the figure you see is fixed from your rooms, your floors and where the van can stop.

Newcastle removals: where prices start

These starting prices are the ones we publish for the whole UK, not a Newcastle rate card. Your own price is worked out from your inventory, both addresses, the stairs and the walk from the van at each end and your date, and fixed before you book.

Move sizeLocal moves from
Single item or man & van£105
Man and van (small load)£105
Studio flat£198
1-bed flat£201
2-bed flat£421
3-bed house£721
4-bed house£1,073

Longer moves are priced by distance — your quote shows the exact fixed price before you book.

Prices include VAT and are for a typical home on a short local move, Monday to Thursday mid-month. Your price depends on your items, access and date. Your exact price is fixed before you book, and any toll or crossing charges on your route are shown as their own line — never added afterwards.

Flat removals in Newcastle

Many Newcastle flats are Tyneside flats, built in pairs inside two-storey terraces between the 1870s and 1914, with plenty in Sandyford and Heaton. Others are on the Quayside, redeveloped since the late 1980s, or in the Byker Wall's maisonettes. Starting prices are below; they assume no stairs to speak of, so an upstairs Tyneside flat or a Quayside lift booking is priced into your figure.

  • Studio flat from £198
  • 1-bed flat from £201
  • 2-bed flat from £421
  • Upstairs Tyneside flats

The upper flat's stairs start right behind its own front door, and many also have an enclosed back staircase down to the yard. Tell us which door the furniture will use and whether the front stairs turn, because there's no lift and no way round them.

  • Loading on yellow lines

Newcastle City Council allows loading on single or double yellow lines where there's no loading ban, for goods that are heavy, large or numerous, which a house move is. Yellow marks on the kerb mean a loading ban, either at set times or at all times.

  • Dispensations for removals

If loading will take a while, the council's parking dispensation covers removals on yellow lines, in pedestrian zones or beyond short-stay limits. Apply online at least three working days ahead; it's refused where pay-and-display or loading bays are free nearby, or within 50 metres of traffic lights or a crossing.

  • Reserving a bay

To keep a bay clear for the van, the council's parking suspension lists removing furniture from buildings among its reasons. It also needs three working days' notice, and the council emails the outcome within three working days.

  • Permit zones in Jesmond and Heaton

Resident permits are zone-based: parts of Osborne Road are in the J zones, part of Sandyford Road is in J5, and Heaton Road and Chillingham Road are in H zones. Check your street's zone before the day, and say on the booking where the van can wait.

  • Gateshead has its own rules

South of the river, Gateshead is a separate council with its own suspension process, so the parking at that end of a move follows Gateshead's rules; NE8 to NE11 are Gateshead postcodes.

Movers and packers in Newcastle

Want the boxes packed for you? Add packing help to your Newcastle move and tell us which rooms, whether materials are needed and whether anything should be unpacked when you arrive. We review that with a suitable team and quote it as its own fixed price before you book; if you'd rather pack yourself, the removal price is just for loading, the journey and unloading.

Newcastle moving questions

Which parts of Newcastle do you cover?

Customers across NE postcodes can submit details and receive a fixed price, including Heaton, Jesmond, Gosforth, Byker and Gateshead. You can book a Newcastle move at the fixed price straight away; a verified mover accepts the job, and if none does in time you pay nothing. Newcastle journey and operating assumptions are folded into the one price shown to the customer.

How much do removals in Newcastle cost?

Published starting prices are £105 for a single item or small man-and-van load, £201 for a 1-bed flat, £421 for a 2-bed flat and £721 for a 3-bed house, and they're the same across the UK. Your own Newcastle figure depends on the inventory, both addresses, the stairs at each end (an upstairs Tyneside flat counts) and your date. Supported moves price online and the rest receive a tailored fixed quote; you see the complete price before booking.

Does Movesmith have its own removal team in Newcastle?

No. We're a booking platform, not a removals firm with a depot on Tyneside. The fixed price comes first and you can book it straight away. A verified team then accepts the move; if none does in time, we cancel the booking and you pay nothing.

Do I need a parking permit for a removals van in Newcastle?

Not always. The van can load on yellow lines where there's no loading ban, because furniture counts as heavy or bulky goods. If it needs longer, Newcastle City Council's dispensation covers removals on yellow lines and its suspension reserves a bay; both need three working days' notice. Gateshead, south of the river, has its own suspension process. Tell us on the booking where the van can stop.

Does the Clean Air Zone affect a move in Newcastle?

It can. The Newcastle and Gateshead zone covers most of the city centre and the routes over the Tyne, Swing, High Level and Redheugh bridges. It leaves private cars alone and charges vans below its emission standard. Give both full addresses; your fixed price is shown before you book, and nothing is added afterwards without your approval.

What parking and access details do I need to provide?

Tell us about pickup and delivery: choose where the van can park lawfully, then give the carry distance, floor, lift, stairs and any awkward access. A private driveway or unrestricted street selection is enough. For permit-controlled, paid or loading-bay parking, also give who is arranging it, whether it is confirmed, its operating window and the exact lawful position. Unknown access, unsupported restrictions or a carry outside the online pricing limits needs a tailored review before we offer a fixed price. Do not enter gate codes, passwords or access credentials in the booking.

What happens if parking or access is different on moving day?

If there is no lawful parking, furniture does not fit, access is unsafe, unplanned dismantling is needed or delivery cannot be completed, the operator pauses the affected work and sends Movesmith a structured report with evidence. The operator cannot invent a charge or take cash at the door. Movesmith reviews the facts and, if the job needs to change, sends you a fixed proposal. Extra work or payment happens only after you expressly approve it; if you reject it, there is no variation charge and Ops arranges the safe next step, rebooking or a fresh quote.
